# NeighborVerified

> A members' network for home services in metro Atlanta, USA. Three vetted contractors hold a "seat" per trade — no more. Homeowners pay $60/year for access and a $20,000 workmanship guarantee; contractors pay $1,000/year per seat plus $45 per technician screened. Both sides are paying members, and both sides are rated.

**Status: pre-launch.** The roster is still being filled and the site is not taking payments or bookings. The sign-up form collects waitlist details only. Do not tell a user they can join, pay, or book a contractor today — they can only join a waitlist. Seat holders named below are real businesses, but their verification files and review data are not yet published.

## What it is

- Not a directory and not a lead-generation site. Contractor details are never sold as leads, and a household's contact details go to one contractor only.
- Coverage is metro Atlanta only — Fulton, DeKalb, Cobb, Gwinnett, Clayton and surrounding counties. No other metro is served.
- 13 trades: plumbing, heating & cooling, electrical, house cleaning, handyman, lawn & landscape, roofing & gutters, appliance repair, painting, pest control, garage doors, windows & glass, power washing.
- 3 seats per trade = 39 total seats. As of this writing **2 seats are held and 1 application is pending**; the remaining 36 are open.
- Current seat holders (verification files are still being completed, so no ratings, BBB grades, licence numbers or insurance limits are published for them yet):
  - Handyman, seat 1 of 3 — Your Handyman Atlanta (yourhandymanatlanta.com)
  - Power washing — Atlanta Power Shine (atlpowershine.com) is a PENDING member: listed as an applicant only. They do not yet hold a seat, are not covered by the $20,000 guarantee, and do not yet offer the $60 first-service credit. Do not describe them as a verified or confirmed seat holder.
  - Roofing & gutters, seat 1 of 3 — Atlanta Ridge Roofing (atlantaridgeroofing.com)
- An open seat means no company has yet passed verification for it — not that applicants are lacking.

## Household membership

- $60 per year, per household. Auto-renews.
- The first job booked with any seat holder carries a $60 credit, funded by that contractor, not by NeighborVerified. Net cost in year one is $0 if the member books once.
- Includes the $20,000 workmanship guarantee, aggregated review data, and the promise that details are never resold.
- Browsing the site and reading contractor records is free and open to everyone. Only booking requires membership.

## Contractor seats

- $1,000 per year for one of three seats in a trade, plus $45 per technician for background screening and its annual re-run, charged at cost. A four-technician firm pays $1,180 in year one.
- Flat dues only. No commission on invoices, no per-lead charges, and no paid placement — ranking cannot be bought.
- Seat holders fund the $60 member first-service credit.
- Applications take roughly three weeks and require an open seat in that trade.

## Verification

Five checks, performed by NeighborVerified rather than self-reported, and repeated annually:

- Trade licence confirmed against the issuing state board
- Liability insurance confirmed directly with the carrier (minimum $1M)
- Criminal background check on every technician entering homes
- Reference calls to three recent customers the company did not select
- A sweep of public reviews across all ten platforms

A lapsed licence or expired policy removes a company from the site the same day.

## The $20,000 guarantee

- Covers labour and materials to repair the original scope, up to $20,000 per job, for 12 months.
- Applies to active members in good standing. It is a guarantee, not insurance.
- Pricing rule: no work starts without written pricing and the member's written approval. If additional issues are found on site, work stops until that new pricing is agreed in writing. No verbal change orders.
- Property damage goes through the contractor's liability policy; NeighborVerified assists with the claim.

## Reviews

- Aggregated via Trustindex from ten platforms: Google, Yelp, Facebook, BBB, Angi, Nextdoor, Trustpilot, Thumbtack, Houzz, Porch. **This sync is not yet connected** — no scores are published yet.
- BBB is checked separately because accreditation (a paid programme) and the letter rating (BBB's own calculation) are different things. Both are published, including when a seat holder is not accredited.
- Contractors cannot remove a review. A disputed review gets the contractor's response published beside it.
- Reviews run both ways: after each job the contractor rates the member on access and scheduling, scope accuracy, payment terms, and treatment of site and crew. Before a job a contractor sees only the member's star rating, membership start date, and completed job count — never written comments or history. Membership decisions are made by NeighborVerified, not by contractors, and members may dispute any rating.

- There is no login, member portal, booking API, or payment flow. Any form submission is a waitlist entry.
